How much room?

Before you take on any other design details, you want to make sure you have an idea of how much space you want in your home. That will greatly influence the floor plan and give you and your design team parameters to work with.

There can be several considerations that go into this step. For example, how many rooms do you need? Do you need a large, open space? Do you want to leave a lot of outdoor space? When you have more of an idea of how much space you’ll need, that’s when floor plans really start coming together.

Get inspired

When you’ve decided on the basic needs and size of your custom floor plan, then it’s time to do some research. This is the fun part. Browsing websites like Pinterest and Houzz can provide a wealth of looks from which to take inspiration for your own home. You can get ideas from around the world or even from famous designers to implement into your own personal style.

But even the best internet photos are still going to be presented flat on a screen, so sometimes it’s a good idea to take an in-person tour. If possible, consider going to some walkthroughs of similarly sized homes for sale in your area. You don’t need to pay attention to the décor here—you’re really just observing the flow and feel of the house as you walk through it.

Function over fashion

While you’re looking for inspiration online or in-person, try not to be influenced too much by details and finishes. Just because you loved those hardwood floors or a certain type of molding in a floor plan you researched, doesn’t mean you can’t have a different type of floor plan and still have these details. Remember, you’re looking at the overall flow of a space at this point, not what’s in it.

Work with your builder

When you have a good idea of what you want, it’s time to discuss custom floor plans with your home builder. The more refined your ideas are, the easier for the builder to come up with something perfect for you.
